The Maintenance Technician II supports the Community Manager and Maintenance Supervisor in maintaining the physical assets of the community. Responsibilities include general repairs, apartment make-readies, preventive maintenance, and assisting with renovation projects. This role may lead to promotion to Maintenance Supervisor. Must be flexible to work weekends, on-call, and some holidays.
- Perform daily maintenance and repairs (electrical, plumbing, HVAC, appliances, drywall, pools)
- Complete work orders and prioritize service requests
- Coordinate and execute apartment make-readies, ensuring units are ready for move-in
- Conduct daily property walks to identify maintenance needs and safety hazards
- Maintain curb appeal, grounds, and common areas
- Assist with preventive maintenance programs and equipment upkeep
- Support inventory management and maintenance budget awareness
- Coordinate vendor services and warranty work
- Respond to emergency maintenance issues (weather, fire, flood, etc.)
- Communicate effectively with residents, vendors, and team members
- May assist at other communities as needed
- Minimum 3 years of general maintenance or 2+ years in multifamily housing
- Experience with HVAC, plumbing, electrical systems, appliances, and pools
- EPA Certification required (Type II or Universal)
- Valid driver’s license and reliable transportation for service calls
- Strong troubleshooting, organizational, and customer service skills
- Ability to work independently and manage multiple priorities
- High school diploma or equivalent; trade school or certifications a plus
- CAMT certification or similar
- Certified Pool Operator (CPO) preferred
- Experience in painting and general carpentry
- Ability to handle multiple tasks in a fast-paced environment
- Strong attention to detail and problem-solving skills
- Comfortable using tools and equipment such as gauges, meters, power tools, and appliances
- Professionalism and teamwork are essential
- Lift and carry up to 50+ lbs
- Frequent standing, walking, bending, climbing ladders, and working outdoors
- Ability to safely use tools, equipment, and PPE
